Susan-Print-photoSusan Kirk has always had a passion and talent for design, as evidenced by frequently rearranging her room as a youth, followed by ongling design requests from friends, family and community groups.  Coupled with this is her deep concern for people and a desire to refresh them as they move through stressful life situations.

This made Susan a natural Home Stager when she open the doors of Refreshing Innovations, Home Staging and Redesign.  Susan offers innovative design to help homeowners prepare their house for sale, using what they already have.

She is an ASP (Accredited Staging Professional) serving MD, VA and DC and also a member of IAHSP (International Association of Home Staging Professionals).

Susan studied Business and Communications as Hope College in Holland MI, later obtaining a Masters degree in College Student Development from the University of Maryland, College Park.  Susan has had a wide range of experience from working at a Promotions Agency in Chicago to the UMCP Career Center, all the while using creativity and easing the process for people as they move into their next phase of life.

Susan’s superb sense of space, keen eye for color and passion for design, along with her willingness to invest time in both you and your home make Refreshing Innovations a clear choice for staging to help your home sell faster and for more money!


My mission with home staging is to help properties sell faster and for more money.  I will accomplish this using creativity, space planning, proven home staging techniques and the homeowners’ belongings as much as possible.  Through this service, I will imitate Christ by employing the creative gifts He has given me and by working with clients in a manner, which reflects integrity and a genuine caring for them.

This master bedroom is a wash of white and does not draw the Buyer in to check out other features of the room.

This cold, vacant bedroom encourages Buyers to focus on the paint job and carpet wear.


With a bed and accessories in place, the Buyer gains perspective of the size of the room and experiences its warmth and charm.

This vacant room does not add value to the home as it encourages a potential Buyer to walk right on by.



Using only what the homeowner already had, packing boxes create a bed, sticks from outside  become artwork and a rust sheet gathered in the middle creates a headboard.  A room used for storage by the homeowner now becomes a 4th bedroom to a Buyer.

This study was a great selling feature but did not invite much productivity.



After removing the personal items, additional accessories were added to highlight the built-in shelves and the rug was placed diagonally to invite Buyers into this bonus room.

This master bedroom did not invite Buyers to envision resting and relaxing.



To change this we painted the walls a soft color and added a lamp, greens, drapes as well as a comforter  found hanging in the closet, providing Buyers a welcome retreat.

This lower level room contained a mishmash of personal photos and a homemade fireplace which could not stay if the room was to appeal to many Buyers.



Keeping the black chair, pictures and a lamp were added from an upstairs bedroom paired with the ottoman found in another spare room. Now the room is clean, clutter free and has a purpose.
